Federal schemes
Available Australia-wide.
First home buyers buying a home up to the price cap in their area.
Government guarantees part of your loan so you can buy with just a 5% deposit and avoid Lenders Mortgage Insurance. 50,000 places per year.
Housing AustraliaFirst home buyers who've lived in a regional area for at least 12 months.
Same as FHBG but for regional Australia. Backed by the federal government — buy regional with a 5% deposit and no LMI.
Housing AustraliaEligible single parents and single legal guardians.
Buy a home with just a 2% deposit. You don't have to be a first home buyer — but you can't currently own property.
Housing AustraliaFirst home buyers saving through super.
Make voluntary super contributions and withdraw up to $50,000 (plus earnings) toward your first home deposit, taxed at a lower rate.

Each state runs its own grants and stamp duty concessions on top of the federal programs.
New South Wales
Buying or building a new home up to $600k (or $750k for new builds).
One-off grant for new homes only. Existing homes are not eligible.

Full exemption on homes up to $800k, concessional rate up to $1m.

Boosted grant for new homes in Queensland. Existing homes are not eligible.

No stamp duty up to $700k, concessional rate up to $800k.

Building or buying a new home — caps apply by region.
South of the 26th parallel up to $750k; north up to $1m.

Reduced or nil stamp duty for eligible first home purchases.
